XIM's Peel Bond is a unique, high build, water-based, penetrating, bonding primer/sealer. It is formulated to bond-to and seal a wide range of construction materials. It can reduce the cracking and peeling or the top coat paint by remaining flexible over the life of the paint. According to the advertising, this product will fill in all depressions in the surface. For example, if you sand the paint down to the wood in spots, this product will fill in the valleys and make the surface nice and level for your top coat. I didn't find this to be the case.First I sanded off the flaking or cracked paint areas on a piece of siding board. Then I thinly primered it with one coat of Zinsser Peel Stop. My idea was, since XIM is not presented as a sealer, I would handle that job with the Zinsser primer and then I'd use the XIM to fill in the low spots.Then I put on a thin coat of XIM Peel Bond and let it dry a few days. It didn't level off the paint. So I added a 2nd coat, and put it on much thicker. It ran. It sagged. The part that didn't run, still didn't fill in the depressions due to sanding off the base paint.Someone will say I need to do 3, 4, or 5 coats. But if I have to do that many, it's not really cost effective. I might as well sand the whole siding board down to bare wood and use conventional primer.Another thing. The XIM product goes on kind of milky white semi-clear. And then it drys clear.So it's not totally obvious just what the final surface texture will be. Whereas, conventional white primer does show you clearly what the surface looks like, when it's dry. You can just look at it and see if you got decent coverage. Not so with the XIM. I think they made a mistake with the clear drying. It would have been better if they made it dry white.My two attached photos show the problems. It doesn't fill areas where I've removed the base paint with an orbital sander, and it doesn't fill up a groove in the Lexel caulk that I used to fill a crack in the wood. I admit I put it on very heavily in the one photo, but it's supposed to fill in depressions and it doesn't. It just sags.

I've used this product before and it's great. My issue was the packaging. I purchased this product in early April received it in a timely fashion, my mistake was I didn't open it up until recently. (New England weather turned on me, it happens). We finally have great weather conditions to paint, I opened the package to find what you see in the photos. Half of the product seeped out, it was wrapped in a bag, that's why I didn't notice an issue. My return window is over, again my bad for not checking inside. This post is for anyone contemplating to purchase this product. Check it ASAP. Bummed in New England.

definitely the best build up primer i have ever used. used it on walls with minor scurfs and scratches as i was too lazy to do a second skim coat. this worked perfectly. this was for a master bathroom so had lots left over. i had ripped up the old vinyl flooring and wanted to try the new stainmaster 24 x 24 groutable tiles. couldn't put these on bare concrete so tried this product which said it could seal concrete. it not only sealed it perfectly, it saved me hours of labor and cost of having to install a subfloor that would take to the vinyl tile's adhesive backing. finished the project a week ago and these tiles are stuck on for good. very important when you're using groutable vinyl tiles. in case you're wondering the tiles are Stainmaster Luxury Vinyl Tiles in Pistachio. Stainmaster seemed pretty particular in the prep work before laying this kind of tile, the XIM Peel Bond did the trick at a decent price.
